With more than 35 years of experience and over £1 billion of property bought and sold, Maritime Capital has developed deep market knowledge, trusted relationships and a strong reputation as a property asset manager.
Our senior team combines investment analysis, finance, development, lease advisory and operational expertise. This allows us to look beyond day-to-day property management and make decisions that support the long-term performance of each asset.
Every client and portfolio is different. Our tailored property portfolio management strategy can include sourcing opportunities, assessing risk, acquiring and financing assets, managing day-to-day performance and planning disposal when the time is right.
The objective is to generate the strongest sustainable return while protecting against avoidable downside. We identify why an asset is underperforming, create a clear business plan and direct time and capital towards the actions most likely to improve income, marketability and long-term value.
Property is ultimately a product. By improving how an asset operates, how it serves occupiers and how it is positioned in the market, we create property that tenants want to occupy and future buyers value.

Our real estate asset management services allow owners to retain control of their assets without the day-to-day burden. The precise scope is tailored to the portfolio and may include:
Routine management protects the building; active commercial property asset management ensures that each operational decision also supports investment performance.
We begin with a face-to-face discussion with senior members of our team. This gives us a detailed understanding of your assets, objectives, preferred level of involvement and reporting needs, while allowing both parties to decide whether the relationship is the right fit.
We source live market opportunities that match your requirements, explain their risks and potential, support pricing and lead the acquisition process with legal, banking and technical advisers. The property asset management plan begins before completion so the investment strategy can be implemented from day one.
We review the composition and structure of the portfolio, including property values, income, operating costs, debt, leases, service charges, compliance, maintenance and current returns. We then agree priorities, import the relevant information into our systems and establish clear authorities and reporting.
Owners remain in control. We may receive view-only access to rent accounts and agreed authority for service-charge administration, but client funds do not transfer to Maritime Capital.

Our track record
Our track record covers active asset and property management across hotels, retail, storage, mixed-use property and operating businesses. We take on underperforming assets, identify the operational and financial causes, and implement practical plans to make them work.
Examples include turning The Marlowes in Hemel Hempstead from a loss-making town-centre asset into a profitable operation in year one, acquiring and rebranding the Storage Box self-storage business in Hersham, and turning around, managing and selling the Raithwaite Sandsend coastal hotel estate. We believe owners and family members should understand the reasoning behind important property decisions. Senior members of our team provide knowledge transfer and mentoring on investment analysis, lease strategy, finance, risk and industry best practice.
This inclusive approach helps the next generation develop the skills and confidence needed to participate in property investment and long-term portfolio stewardship.
Maritime Capital works alongside single and multi-family offices, wealth managers, private banks, lawyers and accountants on real estate asset management. We can integrate with an existing advisory team, provide a defined specialist service or act as the central property contact.
Our role is to bring the financial analysis, commercial judgement and practical delivery needed to turn a property strategy into measurable action.
We aim to become a trusted adviser, not simply a service provider. That means understanding what success looks like for you, explaining choices clearly and creating a working relationship built on integrity, transparency and consistent performance.
You retain ownership of your funds and control over major decisions, with direct access to senior management and a dedicated property manager who understands the history and objectives of your portfolio.
Property management focuses on the day-to-day operation of a building, including occupiers, maintenance and compliance. Property asset management takes a wider ownership view. It considers income, leasing, finance, capital expenditure, risk and the timing of acquisitions or disposals to support the asset’s long-term performance.
Yes. We can begin with a review of the portfolio, its ownership structure, debt, operating costs, leases and performance. We then agree priorities and a practical asset management plan, with clear reporting and a level of involvement shaped around the owner.
Yes. Once the investment criteria are clear, we can source and assess opportunities, coordinate due diligence, arrange finance and manage the acquisition process. Our involvement can continue after completion through active asset and portfolio management.
Yes. Maritime Capital can support commercial property assets as part of a standalone instruction or wider portfolio.
